ELV Associates’ typical investment transactions are opportunistic and high yielding while recognizing and managing risk and preserving invested capital. Since 1991, we have acquired or developed forty properties representing nearly $500 million in market value. Under current management, twenty-six properties have been acquired or developed, fourteen of which have been sold, generating $102 million in net proceeds and an internal rate of return of 24.7 percent. These returns have been realized over an average holding period of 6 years.

ELV is primarily focused on acquiring middle-market commercial properties in the greater metropolitan areas of Boston, Massachusetts, Washington D.C. and Atlanta, Georgia and occasionally pursues unique residential opportunities as well. We also occasionally develop or redevelop property when we believe exceptional yields can be achieved while keeping the portfolio balanced and risk averse. Developments have included build-to-suit and speculative projects and typically support returns of 25 percent or better.
