Carlyle Corner is an existing mixed-use property offering current income, land value enhancement, and ultimately vertical development. Alexandria is well known for its proximity to Washington and its vibrant live, work, play environment and thriving residential, office, and retail marketplace.
The property was acquired in April 2016 with the intention of leasing and managing the existing buildings to maximize near-term cash flow while exploring the future possibility of a multi-phase mixed-use redevelopment of the property. We intend to pursue increased development density for the site, the extent of which will be determined by planning, market conditions, and City approvals. The density effort is expected to yield an approved mixed-use redevelopment site plan which would enhance the land value, and the investment's total return.
